The word that had to go
Somewhere in every real estate office there is a list called past clients. Ours had hundreds of names on it. Families we sat with at kitchen tables. People who cried when the keys changed hands. The couple whose first two inspections fell through before the third house finally worked.
Past. As in finished. Behind us. That chapter is closed.
We looked at that word for a long time, next to those names, and decided we could not defend it.
What past client actually admits
A phrase like that is not an accident. It is an honest description of how this industry is built, and everyone in it knows exactly what it means.
For the weeks around a sale you get the most attentive service of your life. Then it closes and the attention stops, almost overnight. It is not that agents stop caring. The job pays once, at closing, and nothing in the way the work is structured gives anyone a reason to still be useful in year three.
Which is a problem, because the questions that matter most show up long after the paperwork is signed. Who do I call. Is this quote fair. Where is the warranty for the thing that just broke.
Calling someone a past client is just saying the quiet part out loud.
So we deleted it
We took the phrase out of our vocabulary. Not off a slide, out of the vocabulary. It is gone from our database, our emails, our scripts, and the way we talk to each other in the office.
We do not have past clients. We have Forever Clients.
And the moment we said that out loud, it stopped being a nice sentence and became a promise we had to keep, which is a considerably harder thing.
Why changing the word was not enough
A word only means something if something changes behind it. So we spent our time building the something.
Here is the gap we were trying to close, in two numbers. Eighty-eight percent of buyers say they would use their agent again or recommend them to someone else. Almost none of them ever do. Not because anybody fell out, but because the typical seller has now owned their home for eleven years before selling, an all-time high, and eleven years is a very long time to keep a relationship alive on a card at Christmas.
Now here is what those eleven years actually cost. Seventy-one percent of homeowners put off at least one repair last year, and industry estimates put every $1 of repair work deferred at $4 or more once the damage has had time to spread. Across a lifetime, homeowners underestimate what their house will cost them in maintenance and repairs by more than $250,000.
None of that is a knowledge problem. It is a nobody-is-helping problem. The reminder never comes, the trusted plumber is a search result, and the receipt proving what you spent is in a drawer somewhere. That is the decade the standard model ignores, and it is the decade we built for.
