The Early November List for a Fox Valley House

The Early November List for a Fox Valley House

Early November hands a house in northern Illinois three jobs and one question. The jobs are getting the hose off the spigot and the line drained before the first hard freeze, clearing the gutters once the last leaves are down, and a final pass on the lawn before the ground goes hard. The question is where everyone is going to sit on Thursday, November 26. Holzl Homes clients borrow the ladder and the spreader for the first half and the tables and chairs for the second, reserved online in the HomeCare Client Portal.

Key takeaways

  • The clocks went back on Sunday, November 1, so the outdoor jobs have weekend daylight only from here
  • Hose off and the line drained before the first hard freeze, gutters after the last leaves, one final pass on the lawn
  • Thanksgiving is Thursday, November 26, which leaves three weekends for both the house and the seating
  • Holzl Homes clients borrow the tools for the jobs and the tables and chairs for the gathering
  • The HomeCare Hub is free to anyone, client or not, and gives a house’s value and its systems from an address

The Hour You Lost on Sunday

The porch light was on before dinner was finished.

That is the real change, and it is not a mood. Until Saturday there was an hour of usable light after work, and most of the outside jobs quietly lived in it. On Sunday that hour went back to wherever it came from, and everything on the outside of the house moved into the weekend.

Which puts a number on the next few weeks. Three weekends sit between this one and Thanksgiving. Everything that has to happen outdoors before winter has to fit in them, and the list is shorter than it feels once it is written down.

What Has to Beat the First Freeze

The first hard freeze does not send a calendar invitation, which is the whole problem with leaving these jobs to a date.

None of that is difficult. All of it needs something a household uses once a year. A ladder tall enough for the gutters on the back of the house, and a spreader that spends the other fifty one weeks taking up floor space in a garage. Holzl Homes clients borrow both, reserved online in the HomeCare Client Portal, for as long as they own the home.

The reason to do the list rather than read it is in the spending. Angi’s State of Home Spending Report found U.S. homeowners spent an average of $12,472 on home projects in 2025, including $2,041 on maintenance and $1,143 on emergency repairs. Those last two columns describe the same house. What moves money from one into the other is usually a Saturday that nobody spent.

  • The hose off the spigot, drained, coiled and inside, and the interior shutoff closed if that line has one
  • Gutters and downspouts, once the last leaves are genuinely down and not before, or it is a job you do twice
  • The furnace filter, plus a look at whatever has been pushed in front of a vent since spring
  • Caulk around the windows and doors where the draft comes in, while the daytime temperature still suits it
  • One final pass on the lawn before the ground goes hard
  • Planters, patio furniture and anything ceramic that will crack once it holds water and that water freezes

Three Weekends, Then Thursday the Twenty Sixth

Thanksgiving is Thursday, November 26. For one week a year a house holds more people than it was furnished for, and the seating is the part that gets solved at nine o’clock the night before with a desk chair and a piano stool.

The spending has the same shape. The National Retail Federation found consumers planned to spend $890.49 per person on gifts, food, decorations and other seasonal items in 2025, with 63% waiting until Thanksgiving weekend to do most of their shopping. The food and the decorations are inside that figure, and they arrive whether or not anybody planned for them.

So the useful move in early November is to deal with the two things that are genuinely decidable now. How many people are actually coming, and what they are sitting on. Holzl Homes clients reserve the tables and the chairs from the same Portal they reserve the ladder from, which is the one part of the week that can be finished three weeks early.

The Number You Have Not Run Since Spring

Somewhere in a January conversation, this house is going to come up.

Plenty of people have parked a move on the strength of a single number and never run any of the others. What this house is worth now. What is left on the loan. What the next one would actually cost month to month. A rate is one figure among several, and on its own it does not answer a question anybody is really asking.

The HomeCare Hub is where a homeowner can start without talking to anyone. It is free to anyone, client or not, it claims from an address in about a minute, and it carries home value and equity tracking, document and warranty storage, a photo home inventory, the systems in the house with their age and replacement risk, maintenance reminders, nearby sales and access to trusted local pros. Knowing the furnace’s age in November is a different kind of useful than knowing it in June.

Holzl Homes clients can go further and ask for a market review of the home, or a market rent analysis if the question is whether to keep this one and buy the next. That sits alongside the rest of the office services, scanning and black and white copies at the Geneva office, referrals to vetted real estate people anywhere in the country, and the office meeting space.

Why a Real Estate Team Owns a Ladder

A house keeps a longer calendar than a transaction does. The gutters come round every autumn and the furnace gets a year older every winter, with nobody buying or selling anything. Most of this industry is organized around the other calendar, the short one with a signature in the middle of it.

That is a claim, and claims are cheap in this business. What makes this one checkable is that more than 650 families have bought or sold with Holzl Homes and still have a login, a shed to borrow from, and an office in Geneva that will scan a document for them. A stranger can verify a login. Nobody can verify hard work.

The underlying job has not changed, and it is connecting buyers and sellers across the Fox Valley area and beyond. Holzl Homes does more of that than almost anyone here, which is what ranking in the top 1% of agents in Kane County means in practice. The program is how the relationship survives the years in between.

It also makes the arithmetic of owning a home better. The U.S. Bureau of Labor Statistics found that average annual expenditures per household were $78,535 in 2024. A mortgage payment is one line on that page, and the program lowers a surprising number of the others, with $5,300 or more a year in savings available to a member on things a household was buying anyway.

And the motive is not a secret. Holzl Homes would rather be the team somebody calls about the next house, and the one their sister calls when she moves in the spring. Holzl HomeCareâ„¢ covers people before they buy or sell, through the move, and forever after.

Frequently asked questions

When does the hose have to come off in northern Illinois?

Before the first hard freeze, which is a condition rather than a date. A hose left connected holds water against the spigot and the line behind it, and that is where the split happens. Treat it as the first free weekend in November rather than something to schedule, because the freeze will not wait for the calendar.

Do I need to own a ladder and a spreader to get through this list?

Not if you have bought or sold with Holzl Homes. Both are in the shed and both are reserved online in the HomeCare Client Portal, along with the rest of the tool, landscaping and home improvement equipment. Clients keep that access for as long as they own the home.

I have not bought or sold with Holzl Homes. Is any of this open to me?

The HomeCare Hub is, and it is free to anyone. Claim it with an address and it will give you the house’s value, its systems and their ages, maintenance reminders and the local pros worth calling. The equipment and the rest of the Portal come with being a client, and if a move is on your mind at all, the place to start is a conversation about the house.

How do I find out what this house is worth without committing to anything?

Two ways, and neither one starts a process. The Hub gives you an estimate from an address in about a minute. Or call the office and ask for a market review, which is a person looking at your actual house rather than an algorithm looking at your zip code. Clients can ask for a market rent analysis too, if the real question is whether to keep this house and buy the next one.

Does the program only matter when somebody is moving?

No, and the three weeks in front of you are the proof. Nothing is being bought or sold at your house this November, and the ladder, the spreader, the chairs and the market review are all still there. Holzl HomeCareâ„¢ covers people before they buy or sell, through the move, and forever after. Our Forever Clients have the same access as somebody under contract this week.

Where does Holzl Homes work?

The Fox Valley area of Illinois and beyond. That includes Batavia, Geneva, St. Charles, Aurora, Naperville, Elgin and the surrounding Kane County communities. If you are moving out of the area, we will hand you to vetted real estate people wherever you are going.
