What a Mortgage Rate Tells You, and What It Doesn't

What a Mortgage Rate Tells You, and What It Doesn't

As of September 24, 2026, Freddie Mac put the average 30-year fixed at 7.03 percent, up from 6.95 percent the week before. A rate is a reading on a day, and across Bankrate's record it has ranged from 2.65 percent to above 18 percent. It is the one input nobody at the table controls. Your reason for moving, and the $21,400 a year Bankrate says runs underneath the payment, are both yours to act on.

Key takeaways

  • Freddie Mac's survey put the average 30-year fixed at 7.03 percent as of September 24, 2026, and at 6.95 percent the week before. Always ask for the date on a rate.
  • Per Bankrate, the same 30-year fixed has ranged from 2.65 percent in 2021 to above 18 percent in 1981.
  • A rate is the one input in your transaction that nobody at the table controls.
  • Bankrate puts the average annual cost of running a typical single-family US home at $21,400 beyond the mortgage, with maintenance the largest line at $8,808.
  • 42 percent of homeowners with a misgiving about buying cited maintenance and hidden costs as more expensive than expected.
  • The Holzl Homes HomeCareâ„¢ Program is built for the list a team can actually affect.

Start with the number, and put a date on it

As of September 24, 2026, Freddie Mac's Primary Mortgage Market Survey put the average 30-year fixed-rate mortgage at 7.03 percent. The week before that, the same survey had it at 6.95 percent. The 15-year fixed averaged 6.42 percent on that same September 24, 2026 reading.

That date is going to stay attached every time the number appears here, and it's worth asking for it on any rate anybody quotes you. A rate isn't a permanent fact about the world. It's a reading, taken on a particular day, by somebody who publishes it weekly. The two readings above are one week apart and they aren't the same.

Nobody knows what that survey will say next week, including everyone who writes about it for a living. All anybody can honestly give you is what it said, and when.

The same survey has seen a very wide range

According to Bankrate's record of historical mortgage rates, the 30-year fixed has ranged from a low of 2.65 percent in 2021 to a high above 18 percent in 1981.

Sit with that for a second. Within the lifetime of one survey, the headline number has lived in two places so far apart that they'd be unrecognizable to each other. People bought homes at both ends of that range. People sold homes at both ends of it, raised families in them, and moved again.

That tells you something useful, and it isn't a prediction. It's that the rate is the one variable in your entire transaction that nobody at the table controls. Not you. Not us. Not your lender.

So what is waiting actually waiting for?

When somebody tells us they're waiting for the right rate, we always ask what number that is, and almost nobody has one. What they usually have is a feeling that they should wait, picked up somewhere, and no date attached to it.

Here's the problem with that plan. It makes the whole decision depend on the single input you have no influence over, while the things you do have influence over keep running on their own schedule:

None of those check a rate before they happen. They're the actual reason anybody moves, and they're the half of the decision no article ever covers.

  • A job that started, changed or moved
  • A baby arriving, or a kid starting school somewhere specific
  • A parent who needs to be closer, or a set of stairs that stopped working
  • Equity you've built and have never had measured
  • A house that's too small for the life happening in it, or too big for the one you have now

The list that runs no matter what the rate does

There's a second number that gets almost no attention, and unlike a rate, it's yours to work on.

Bankrate's 2025 Hidden Costs of Homeownership Study put the average annual cost of owning and maintaining a typical single-family US home at $21,400, on top of the mortgage. Here's the breakdown:

And in Bankrate's 2025 Homeowner Regrets Survey, 42 percent of homeowners who had a misgiving about buying said maintenance and other hidden costs turned out more expensive than they expected.

Read that the right way around. It isn't a complaint about owning a home. Owning a home is the thing people want, and almost nobody regrets the house. What they say is that the second list never got counted, because the first number took all the attention.

  • $8,808 in home maintenance
  • $4,494 in utilities and energy
  • $4,316 in property taxes
  • $2,267 in home insurance
  • $1,515 in internet and cable

Which of these numbers can a real estate team actually move?

Not the rate. We'll say that plainly, because anybody who implies otherwise is selling you something. Not your property taxes either, and not your electric bill.

But look at that list again, and then look at the version of it no study measures: the ladder bought for one afternoon a year, the seating for the party you throw every October, full price on everything you were buying anyway, and a contractor picked by guessing. That's where a team either shows up or doesn't.

The Holzl Homes HomeCareâ„¢ Program is what we built for exactly that. It's a system, not a closing gift, and it runs before you buy or sell, through the move, and forever after.

  • Party Supplies. Our Forever Clients borrow what a gathering needs, free, for as long as they own the home. Seating, tables, cover for the yard, and the machines the kids remember.
  • Tools, Landscaping and Home Improvement. The gear you'd otherwise buy once and store for a decade.
  • HomeCare Client Portal. Reserve equipment online, reach trusted partners we've already vetted, use the members' discount marketplace where $5,300 a year in savings is available to a member, join the private client Facebook group, and get invitations to client events.
  • Office Services. Scanning and copying, a real estate market review, a market rent analysis, and referrals to real estate professionals we've vetted nationwide.
  • HomeCare Hub. Free to anyone, client or not. Home value and equity tracking, document and warranty storage, maintenance reminders, refinance alerts, and what a remodel would add before you spend a dollar.

The honest version of the advice

We're not going to tell you to buy now, and we're not going to tell you to wait. Both of those are somebody else's guess wearing a suit.

What we'll do is put your real numbers in front of you with dates on them. What your home is actually worth, measured rather than estimated off a website. What you'd walk away with. What the payment looks like at the rate you can actually get quoted this week, from a lender who has to put it in writing. And what the list underneath that payment looks like, including the parts we can take off it.

Then you decide, on your own reasons, with everything visible.

650 families and counting have bought or sold with this team. More than $225 million has crossed the table, which is what puts Holzl Homes in the top one percent in Kane County. Every agent in the area will tell you they're the local expert, and there's no way for a stranger to check it. A shed you can borrow from, a portal with your name on it and an office you can walk into are checkable.

The motive isn't a secret. We'd rather be the team you call about the next house, and the one your sister calls when she moves in the spring, than the team you used once.

Frequently asked questions

What's the mortgage rate right now?

We won't quote you a live number, because by the time you read this it will be out of date. As of September 24, 2026, Freddie Mac's survey put the average 30-year fixed at 7.03 percent. For your rate, get a written quote from a lender, dated.

Should I wait for a better rate?

We don't know where rates will go and we won't pretend to. What we'd say is that the published 30-year fixed has ranged from 2.65 percent to above 18 percent across Bankrate's historical record, so it's the input you control least. The reason you're moving is the one you control most.

Does the HomeCareâ„¢ Program lower my mortgage payment?

No, and nothing can promise you that. It works on the other list, the one Bankrate measured at $21,400 a year, plus the things people buy once and store forever.

I'm not a client. Is any of it available to me?

The HomeCare Hub is free to anyone. Everything else comes with being a Holzl Homes client, which is the honest answer to why being one is worth something.

I bought with you years ago. Is it still mine?

Yes. There's no expiration on any of it, for as long as you own your home.
